Acquire
Off-market sourcing at a price that lets the margin exist before construction starts. Site selection runs through a fixed filter: supply versus demand, days-on-market, vacancy rates, growth drivers.
Stage 02
Plan & Approve
Development application, community-title subdivision where it suits the site, builder sign-off, and funding closed before the first foundation pour.
Stage 03 · Active · Percy Street
Build
Build partner on a fixed-price contract, selected per project. Bi-weekly reports with progress photography, cost tracking against budget, and timeline deltas against the original Gantt.
Stage 04
Sell & Settle
Retail sell-through, settlement, and handover. A completion event closes out every project before the next one begins.
